Upper Cumberland Home Prices vs. Last Year
The Upper Cumberland housing market continues to show interesting trends as we compare local home prices to this time last year. In Putnam County, home values have remained relatively stable with modest growthโaverage home values are up about 1.5% over the past year, reflecting steady demand and market resilience.
In Cumberland County, the market has seen a slight shift, with median sale prices now trending down about 1โ2% year-over-year, suggesting a slight cooling compared to last year.
This subtle dip may present opportunities for buyers, particularly as inventory and days on market have adjusted. Meanwhile, White County has experienced a more noticeable change, with median sale prices declining approximately 7โ8% compared to last year, indicating slower movement and less competition among buyers.
