The Greenbelt tax break in Tennessee is a measure designed to preserve agricultural, forest, and open space land by offering property owners reduced property tax rates. Enacted as the Agricultural, Forest and Open Space Land Act of 1976, this law allows certain lands to be assessed and taxed based on their use value instead of their market value. Essentially, if a land is used for farming, forestry, or as open space, the tax break applies, significantly lowering taxes in a bid to encourage the maintenance of these land types.
The property must be actively used for agricultural purposes or timber production. This includes cultivating crops, raising livestock, or growing and harvesting timber.
The land must be at least 15 acres. The exact requirement may vary depending on the county.
The county assessor's office will review the application and conduct an assessment of the property to verify its eligibility. This may involve site visits and inspections.
