😰Is it time to panic? Mortgage rates just hit a 23-year high!

What does this mean for the housing market in The Upper Cumberland?

A Coffee Shop with a Purpose | The Exceptional Bean in Cookeville, TN!

Cigi and her husband Michael's passion for supporting individuals with special needs led them on a mission to create something truly remarkable: a place where everyone could work, play, and build a genuine community together. Thus, the Exceptional Bean was born—a place that not only offers employment opportunities but also fosters an inclusive and supportive environment for our friends with disabilities.

Fellow restaurant owners cautioned Cigi and Michael about the high turnover rates in the industry, advising them to hire double the staff. However, against the odds, over a year has passed since the Exceptional Bean's inception, and they have achieved something truly extraordinary: zero turnover. This incredible statistic speaks volumes about the immense need for such a space within our community.

Since opening their doors, the Exceptional Bean has received over 160 applicants seeking employment. This overwhelming demand further emphasizes the importance and impact of their work within the community.

Our nonprofit organization, SNR Cares, is thrilled to support the Exceptional Bean as the sponsored venture this quarter. All donations received will directly contribute to their expansion plans, allowing them to provide even more employment opportunities for individuals with disabilities. Additionally, funds will be allocated to ensure the smooth operation of the Exceptional Bean, ensuring that every employee receives the support they deserve.

Thirty-year mortgage rates have reached their highest levels in more than two decades.

Living in The Upper Cumberland puts us in a unique position as this area is becoming more and more sought after. People are not just moving to Tennessee from out West, but really from all places. While interest rates have made buyers hesitant, the demand for housing in this area continues to increase. Home values in this region are continuing to rise, meaning homeowners are gaining more and more equity.

The question now is, is it the right time to buy or sell? Ultimately, that decision is up to you. Interest rates may come down, but home prices are not. Do you want to buy now and refinance when rates drop or buy a home at a higher price with a lower interest rate next year? We are here to help you figure out what decision is best for you and your family.

This unique market is not typical, as home prices are increasing despite the rise in interest rates since the Great Recession of 2008. Moreover, the housing market continues to experience a shortage of supply due to builders underbuilding for over ten years.

In conclusion, the real estate market in The Upper Cumberland is currently experiencing a unique set of circumstances. The demand for homes is increasing, while the supply is low, causing home prices to rise despite the increase in interest rates. There is no one-size-fits-all solution regarding whether to buy or sell now or wait for a later time.

Our team is here to help navigate this current market and help determine the best decision for you based on your individual circumstances and preferences.
