🏡 Huge Tax Benefits for Property Owners!
The latest bill just unlocked major tax savings — bigger home-sale exclusions, new depreciation rules, and a SALT cap fix.
These are the three most important components of the bill as it relates to owning a home and investment property.
SALT Cap Raised
State and Local Tax (SALT) deduction cap raised to $40,000, phasing out at $500k AGI.
This also reverts back to $10,000 in 2030.
This includes state and local income taxes, state sales tax, and personal property tax (hooray)
100% Bonus Depreciation Is Back (Rental Properties)
THIS ONE IS HUGE.
What changed: You can now deduct 100% of the cost of qualified property (like appliances, flooring, land improvements, HVAC systems, and qualified interior improvements) in the year placed in service—no more phase-downs.
Why it matters: Cost segregation studies just became super valuable again, letting you front-load deductions for properties bought or improved in 2025 or later.
Applies to: Assets placed in service after January 19, 2025.
For landlords and investors in Tennessee’s growing rental market, this can make a substantial difference in your cash flow and tax strategy.

Capital Gains Exemption on Home Sales
The capital gains exclusion for the sale of your primary residence remains unchanged—and it’s still one of the biggest tax advantages for homeowners.
Married couples can exclude up to $500,000 in gains from the sale of their primary residence.
Single filers can exclude up to $250,000.
You must have lived in the property for 2 out of the last 5 years.
Example: If you and your spouse bought a home for $500,000 and sell it for $1.2 million, your first $500,000 in gain is completely tax-free.
This is especially valuable in high-appreciation areas of Tennessee, where home values have surged in recent years.
