Upper Cumberland Micro-Economic Update

As we move through 2025, the Upper Cumberland real estate market continues to show signs of strength—even while other regions are seeing a slowdown. Whether you're buying, selling, or just keeping an eye on the market, here’s what’s worth knowing right now:

📈 Home Prices Are Holding Strong
While some national markets are softening, home prices in the Upper Cumberland have remained steady. Demand is still strong in areas like Cookeville and Sparta, and sellers are getting close to asking price. If you’re thinking about selling, it’s still a good time to list.

🏘️ Inventory Is Slowly Growing
More homes are hitting the market compared to earlier in the year, giving buyers more choices. But inventory is still lower than pre-2020 levels, meaning well-priced homes don’t sit for long.

📉 Interest Rates Are Leveling Off
Mortgage rates have steadied, bringing some relief after last year’s spikes. While they’re still higher than in 2021, buyers are adjusting—and getting pre-approved can put you in a stronger position when the right home comes along.

🌄 What This Means for You
Buyers should be ready to act quickly, but can enjoy more options than earlier this year. Sellers still have the advantage of strong pricing and motivated buyers. And with continued growth in our local economy, the long-term outlook remains positive for homeownership in the Upper Cumberland.
