Mortgage Rates: What Buyers Need to Know
Mortgage rates have been the talk of Tennessee real estate lately — and for good reason. After a weaker jobs report earlier this month, rates dipped to 6.55%, their lowest point this year. While experts don’t expect a dramatic drop anytime soon, small shifts like this show how quickly rates can react to the economy.

So, what’s the magic number? Many buyers are waiting for rates to hit 6%. According to the National Association of Realtors, if that happens, over 5 million more households could afford a median-priced home — and more than half a million people would likely buy within the year. That means when rates do fall further, competition will heat up fast.
Right now, though, buyers have a unique window of opportunity. Inventory is higher, prices are more balanced, and negotiations are possible. Waiting for lower rates could mean facing more competition and higher home prices down the road.
Bottom line: Rates may not hit 6% until next year. But if you’re looking for more choices and less pressure, now might be your best moment to make a move.
